How to read this list

Gross yield is base-case (70th percentile) annual short-term rental revenue divided by list price — or by list price plus your renovation budget, if you enter one on a listing. It ignores financing, operating costs, taxes and insurance — it’s a screening filter for which properties deserve a real underwrite, nothing more. Cap rate applies a standard expense load to the same revenue figure.

Revenue cases are percentiles of annual revenue across up to 30 active short-term rental comps near each property. Conservative is the 50th percentile — what the median comparable listing earns. Base is the 70th percentile, and it’s the number every gross yield on this page is built on. Aggressive is the 90th percentile — what the top tenth of comparable listings earn, which takes strong design, pricing and reviews to reach.

Short-term rental rules differ by jurisdiction and change often. Each county sets its own vacation rental rules — permits, septic capacity, parking, occupancy, fire access and transient occupancy tax — and incorporated cities such as Sonora and Angels Camp regulate separately from their counties. Some subdivisions and HOAs prohibit them outright regardless of county rules. Confirm permit eligibility for a specific parcel before you write an offer.
